    What happens if the tenant can’t pay rent? Landlords are not allowed to issue eviction notices.
    • The tenant rental subsidy (info here) – BC government initiative.
      The tenant needs to apply once the site is up and running. It is a $500 per month rental subsidy that is paid directly to the landlord. This should help take some pressure off both the landlord and the tenant.

    • Many of the lenders (including the big 5 banks) are allowing mortgage deferrals for up to 6 months. Every landlord should contact their lenders and look into this. What it means is some lenders are taking payments and deferring them to a later date. These payments plus the interest will still have to be paid eventually but it creates flexibility and cash flow.
    • If tenants can’t pay the full rent, landlords could negotiate a temporary rent reduction and/or deferral. If they can’t pay full rent now, then work out a payment plan to allow the tenant to pay back the rent owed in the future when they get back to work. Communication is very important in this situation. Also get any agreements in writing.
